Job Description
IMT Residential is seeking a Service Technician (Maintenance Technician) to join our team at IMT 8 South, a 330-unit apartment community located in South Nashville.
In this role, you’ll help create a great living experience for our residents by maintaining a safe, comfortable, and well-kept community. We’re looking for a skilled, customer-focused technician who takes pride in their work and enjoys solving problems.
Apartment maintenance experience is required. EPA 608 certification is highly preferred. The schedule for this role is Monday - Friday, from 8:00am to 5:00pm.

As a Service Technician (Maintenance Technician), you’ll play a vital role in delivering an exceptional living experience by keeping our community safe, comfortable, and well-maintained. You’ll be the trusted expert residents rely on — solving problems, improving the property, and ensuring every detail reflects the quality and care we strive to provide.
From apartment repairs to maintaining beautiful shared spaces, you’ll use your skills and attention to detail to keep our community running smoothly while providing outstanding service to our residents.
What You’ll Do
- Diagnose and complete maintenance repairs throughout apartment homes, common areas, and exterior spaces, including plumbing, electrical, carpentry, HVAC, appliances, pools, and general maintenance
- Deliver responsive, friendly, and professional service that exceeds resident expectations
- Use your assigned IMT-provided tools and resources to efficiently complete work orders
- Prepare apartment homes for new residents by completing inspections, repairs, and final touches that meet IMT standards
- Maintain property grounds and common areas to create a welcoming environment with excellent curb appeal
- Identify opportunities for improvement and take pride in keeping the community looking its best
- Support special projects and complete additional duties as assigned by the Service Manager or Community Manager
What We’re Looking For
You’ll thrive in this role if you are a hands-on problem solver who enjoys helping people and takes pride in your work.
Ideal candidates have:
- Previous maintenance experience in residential property management, hospitality, hotels, or a related field
- Strong hands-on skills in areas such as plumbing, electrical, carpentry, HVAC, appliances, pools, and general repairs
- A positive, team-oriented attitude with a willingness to learn and grow
- Excellent customer service skills and the ability to communicate professionally with residents and team members
- EPA Type II or Universal certification preferred; CPO certification is a plus
- Comfort learning and using technology, including Outlook and SuiteSpot
- Availability to participate in a rotating on-call schedule for emergency maintenance needs
- A valid driver’s license
