I.    OBJECTIVE

The Maintenance Supervisor is responsible for the supervision and direction of the maintenance staff in performing the day-to-day maintenance tasks in accordance with the established policies and procedures as stated in the Standard Operation Procedure Manual (SOP).  This includes routine, preventative, and emergency maintenance.

II.    GOALS

A.    To minimize the expenses of the property through effective maintenance and preventative maintenance programs.
B.    To train, direct, supervise and motivate the personnel which reports to the Maintenance Supervisor.
C.    To provide safe, comfortable and well-maintained housing to the residents and to the community.
D.    To present yourself and Pedcor Homes Corporation in a professional manner and attitude to your co-workers, the residents and to the general public.

III.    REPORTING RELATIONSHIP

The Maintenance Supervisor reports to the Property Manager. 

The Maintenance personnel reports to the Maintenance Supervisor.

IV.    RESPONSIBILITY

The Maintenance Supervisor is responsible for the areas as outlined below as well as all maintenance aspects (interior and exterior) of the property.  The Maintenance Supervisor is also responsible for other duties as directed by the Property Manager and if applicable the Regional Maintenance Supervisor.

A.    GENERAL

The Maintenance Supervisor must adhere to the Fair Housing Act in dealing with residents, co-workers and performance of the job duties.

B.    ACCOUNTING 

1.  To work with the Property Manager to ensure the property operates        
     within the allocated maintenance funds of the approved budget.

Submit list of additional maintenance items needed and costs to Property Manager for approval prior to purchasing.                                                                                                                                  

C.    MAINTENANCE

1.    Along with the Property Manager, direct and handle the overall maintenance and upkeep of the property.

2.    Ensure routine work orders are completed in a timely manner established by Management.  Emergency work orders should be handled on an immediate basis, depending on the situation.

3.    Maintain the maintenance shop in a safe and orderly manner.  Keep record of inventory and maintain an inventory control system.

4.    Ensure proper use, identification, inventory, and maintenance of all property equipment.

5.    Ensure completion of preventative maintenance program.  Schedule should be posted.

6.    Schedule maintenance staff for daily, routine and emergency maintenance.

7.    Conduct daily meetings with maintenance staff to identify short range goals, potential scheduling problems, increased communication and promote teamwork.

8.    Make recommendation for contract services and supervise contract work.

9.    Train and direct maintenance staff members.

10.    Obtain knowledge of power, water and gas turnoffs and sewer clean-out traps.

11.    Primary responsibility of technical task including, but not limited to HVAC, electrical, appliance repair, plumbing.

12.    Secondary responsibility to include, but not limited to painting and drywall repair, carpentry repair, pool maintenance, carpet cleaning and debris removal.

13.     Able to perform duties pertaining to snow removal.

14.    Assist with unit inspections.

15.    Able to maintain landscaping areas to achieve the best curb    
                                     appeal for property.

16.     Be courteous to residents at all times and “Smile”.

17.    Be a team member and communicate appropriately with fellow employees.

18.    Adhere to scheduled work hours set forth by management including on call emergency.

19.    Able to carry On-Call pager and respond to emergencies immediately

20.    Adhere to all state required certifications.

21.    Adhere to all state requirements pertaining to maintenance


D.        PHYSICAL REQUIREMENTS

1.    Able to walk, bend, stoop and pick up a minimum of 45 pounds     
      alone and more with assistance.

2.    Able to cut and trim trees and plants.

3.    Able to operate vehicle or power equipment when necessary.

4.    Able to remove snow and appropriately handle snow removal machinery.

E.    INSURANCE

1.    Report to Property Manager every property damage or resident 
      personal injury which could be a possible claim.

2.    Report to Property Manager every injury of site personnel that could 
      possibly be a worker’s compensation claim.


F.    PERSONNEL

1.  Follow procedures outlined in the Standard Operation Procedure  
     Manual (SOP) concerning hiring, termination     
     procedures with communication and approval of Property Manager.

2.    All leave time of maintenance personnel is to be reported accurately        
      and timely to Property Manager.

3.  All overtime is to receive prior approval of Property Manager except in                                     
     case of an emergency.

4.  Train all personnel to the policies and procedures established in the    
     SOP as it pertains to maintenance.

5.  Perform staff evaluations as outlined in our SOP

G.    All other duties as assigned by Property Manager.
