ISM Management Company has an immediate opening for an experienced full-time Property Manager for a Section 8 community in Columbia, TN. This position reports directly to the District Manager.

ISM Management is looking for an experienced Property manager with at least 1 year of experience managing a Section 8 HUD community to manage a section 8 property and conventional rental property. You will be supported by a Leasing Manger, District Manager, Regional Manager, and compliance personnel.


PRIMARY DUTIES & RESPONSIBLITIES:
Supervision and daily communication with our Maintenance Staff
Timely collection of rent and meeting financial goals.
Maintain high occupancy levels and ensure resident satisfaction
Address concerns of current and prospective residents in a professional and timely manner.
Completing AR, IR, and Move-in documents to HUD's standards to always remain compliant.
Pulling and reviewing verification reports required by HUD and addressing/responding by deadlines set.
Respond to resident repair request and ensure work orders are generated and scheduled expeditiously.
Complete and deliver all daily, weekly, and monthly reports in a timely fashion
Process payables for community
Handle and address all legal notices and letters to tenants


ESSENTIAL JOB FUNCTIONS:
Reliable transportation, a valid driver's license, and current proof of auto insurance at all times is required.
2 years property management and at least 1 year of HUD experience is required
Basic computer knowledge to include MS Word, Excel, and Outlook. Yardi software experience is a plus!
Frequent walking, bending, and climbing stairs; Regular exposure to outside weather conditions.
Ability to lift and/or move up to 20 lbs.
