MAINTENANCE TECHNICIAN — APARTMENTS
We are looking for an experienced maintenance technician with previous apartment maintenance experience, initiative, strong problem solving, organization and critical thinking skills. Primary Duties and Responsibilities

Include the following but are not limited to those listed below. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.


Maintenance technicians are responsible for the daily upkeep, cleaning, and maintenance of our community and preparing apartments for move-in.
Each technician is responsible for the cleaning, organizing, and always maintaining proper stock of their work area(s).
A strong sense of urgency, time management, and organization is very important for daily operations.
Responsible for maintaining the property uniform and ensuring a professional appearance and attitude at all times.
Must be available for assignments for unrestricted on-call. This responsibility is shared with three additional maintenance staff members to ensure each person has the time off needed on weekends.


Qualifications
To perform this job successfully an individual must be able to perform each primary duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.


A high school diploma or General Education Degree (GED) is required.
Minimum 1 year apartment maintenance experience is required.
We require the ability to problem solve, strong critical thinking skills, and attention to detail.
Must be able to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
The ability to write routine reports and document incidents is essential. Ability to speak effectively to residents, employees, and vendors.
While performing this job the employee is required to walk frequently and regularly and be exposed to outside weather conditions. The employee must occasionally lift and/or move up to 25 pounds, and on rare occasions, move over 50 pounds.
The employee is also occasionally exposed to moving mechanical parts; high, precarious places; fumes or airborne particles, toxic or caustic chemicals; and risk of electric shock.
Heating, ventilation, and air conditioning (HVAC) certification is strongly suggested for this position.
All employees will be required to use their personnel vehicle for work- related efforts.
All employees must have possession of a valid Driver’s License with proof of automobile insurance.
